PROJECT APPROACH
With an operational life time expectancy of more than 50,000 hours, LED lighting is a rapidly growing industry.
From parking lots and garages, to stairways and utility rooms, to office buildings to athletic facilities, LEDs are the most energy efficient, environmentally friendly lighting solution available today.
1Lighting System Audit
After an initial meeting and approval, a facility-wide lighting system audit will be scheduled and performed. One or more Intelligent Energy Group technical representatives will perform the audit depending on the size and attributes of the facility. Every effort is made to inspect all areas in the facility including closets, storage areas, ancillary spaces, and restrooms. The following information is recorded for each fixture type found in each area:
- Location ( based on floor plans given to us or using our own methodology )
- Location description
- Annual hours of operation
- Fixture quantity
- IEG fixture code describing physical attributes of fixture
- Notes ( light level readings, special considerations )
The data is then entered into Intelligent Energy Group’s proprietary computer software for analysis.
2Project Analysis & Design
Once audit data is entered into the computer, project analysis and design are performed. Instead of a “cookie cutter” approach to lighting design that is commonplace in the industry, every Intelligent Energy Group lighting project is carefully designed by our team of experienced and certified energy efficient lighting designers and engineers to strike an appropriate balance between energy savings, rebate amounts, light levels, light quality and maintenance requirements. Many factors must be considered including existing conditions, payback criteria, and specific customer requirements. Our projects are designed on a room-by room, area-by-area basis to achieve the best possible results for our client. Project design is a team effort, and all proposals are carefully reviewed by a senior principal of the company.
3Presentation of Proposal
We will present our proposal in detail to you and your staff. Our goal is to walk you through all of the information contained in the proposal. The presentation is interactive; we encourage you to ask questions at any time. If needed, IEG can arrange for a construction mock-up of the proposed energy conservation measures.
You participate in the process of choosing test locations and fixtures. A sampling agreement is prepared that lists the fixtures to be sampled and our sampling procedures. A fixed cost for the sampling is established. In the event you decide, for any reason, not to proceed with the project after the sampling, the sampling agreement specifies an amount to be paid for the process. If you proceed with the project following the sampling, there is no charge for the sampling since this amount is already included in the total project cost.
4Construction Audit
Before a contract is drafted, a second facility-wide lighting audit is performed. During the construction audit, fixture counts are verified, and we identify any construction-related issues that will impact the cost of the project. You are asked for a second time if there are any specific requests for changes to the lighting system. A team of Intelligent Energy Group staff, including at least one project manager, performs the construction audit.
5Project Installation
Upon receipt of a signed contract and deposit, materials are ordered. The project manager assigned to the project schedules a pre-construction meeting with you. The facility manager and key facility maintenance staff are asked to attend. The purpose of the meeting is to strategize an appropriate plan of action with input from you. Our commitment to you is a “no surprises” project.
The pre-construction meeting will include a facility walk-through, at which time the project manager meets with key supervisory staff at the facility. The project manager will provide an overview of the facility-wide project, and then describe what will occur in each area. He will ask the supervisory staff members questions concerning times that each area can be entered, equipment sensitivities, and other matters specific to the project.
Dedicated Intelligent Energy Group staff are responsible for materials handling throughout the project. Materials are not warehoused at the job site unless specific arrangements have been made with the client. If needed, materials are brought to the work site daily in time for the electrical contractor to perform their tasks. Likewise, at the end of a work shift, Intelligent Energy Group staff removes all waste from the job site.
During construction, project meetings are held daily or weekly to fit your needs. Using proprietary project management software, changes in the specification such as quantities or ballast voltage are reflected in the inventory requirements list which allows the project manager to anticipate material needs to complete the project on schedule.
6Project Completion
Upon project completion a detailed walk-through of the facility is done with you. Excess material, dumpsters, PCB ballasts, and fluorescent lamps containers, if any, are removed from the site (PCB ballasts and fluorescent lamps are recycled by EPA-authorized handlers, and you are provided with all necessary paperwork). A small stock of maintenance material is left with you, as well as a “Technical Specifications and Reorder Information for Lighting System Components” guide that includes cut sheets and maintenance information. You are encouraged to call Intelligent Energy Group if there are any questions or concerns related to the project.
7Financing Options & Tax Benefits
Intelligent Energy Group works with a group of lenders specializing in energy finance programs. In essence, lenders view the reduced energy usage that result from Intelligent Energy Group’s projects as guaranteed cost reduction – and therefore are willing to lend capital against the future energy savings. The financing is usually structured in the form of an operating lease, where the finance company fronts all up-front costs associated with the design and implementation of the energy project. In all cases, the lease is structured so that only part of the energy savings are used to pay for the financing of the project, leaving the client in a positive net cash flow position for the entire duration of the finance term. Intelligent Energy Group has found that the financing option enables our clients to move forward with their lighting and energy projects much faster because the lack of capital as a potential barrier no longer exists. Our group of lenders can get you the capital you need to move forward with your energy project quickly at very competitive interest rates. In addition to financing options, there are numerous tax incentives including 1079D that offer options of accelerated depreciation for energy saving measures.
